About this opportunity

The LLC Center is a landmark mixed-use high-rise strategically located in Phnom Penh’s core Prampir Makara district. Located adjacent to Olympia Mall, the Olympic National Stadium, and key government offices, the project leverages its strategic positioning to attract both residential and commercial demand. This diversified model blends three resilient income streams which are (1) Grade A Office Space, targeting multinational corporations and institutional tenants with international-standard office space. (2) 478 High-End residential for-sale condominium units targeting Phnom Penh’s premium market, providing rapid capital realization. (3) 5-Star International Hotel: Branded and operated by a luxury Hotels & Resorts group, enhancing the project’s profile and providing recurring hospitality revenue. LLC Center is asking for $90M to finish construction of the tower and to outfit the interior per the luxury flags standards and commercial office requirements. Additionally, the sponsor has already invested $63M into the project and has current bank financing of $9M. LLC Center is also supported by a solid feasibility study supporting all three facets of the project.
