Ross Venture Capital has obtained a letter of Intent for the purchase option for the last buildable beach front land in Sosua city, in Puerto Plata’s area in Dominican Republic. The land comprises of 2.66 hectares and is zoned multi-family in the order of 2.5 to 4.5 floors, the zoning in place is allowing 250 rooms per hectare, we have the possibility to build 665 rooms which gives us 270 condos to be built in total, from 30 to 200 square meters per unit and we have a build capacity of 322,280 square foot. The project will have 4 phases and will be completed within 4 to 5 years. We project to have $42M USD total profit over the 4 years. We have the team ready to go; Architect, GC, sales manager. We have an LOI for the land and we will go under contract once a proof of funds and deposit can be executed. We need $10,000,000 to purchase the land quickly and for pre-development cost, then we will need $15,000,000 to build the first phase.
