DBCM is a proposed Special Needs Assisted Living (“SNAL”) community to be constructed on 7.88 acres in DeBarry, Florida. The Community will consist of 108 units arranged in an “all neighborhood” SNAL design which addresses the major needs - memory, mobility, cognition and dementia.
Located in the Daytona- Orlando corridor, DBCM has a demonstrated need for assisted living, evidenced by a Senior Market Research Associates study showing the area was considerably underserved.
A final Site Plan Development Order has been issued for the project by the City of DeBary representing full entitlement to construct the project as described above in one of the strongest markets we have seen along the “I-4 Corridor” between Orlando and Daytona.
The sponsor has a track record of success in the building and managing of SNAL facilities and seeks a lender to provide $22.7M in senior debt alongside over $12M in assembled equity to complete construction and lease up of the project.
The sponsors have over 120 years combined experience in healthcare, real estate and human services.
Project value should be $65.5M by year five.
